Listings

Gallery and watermark

Drag-to-reorder gallery, cover selection, multi-add from the library. Optional watermark; originals preserved.

Location

Country → province → district → neighbourhood; 73,000+ official records. Map, option to hide the exact spot, location landing pages.

Filters and search

Faceted filters: each option shows how many listings remain, zero-count options are disabled. Path-style URLs are shareable.

Projects

Unit types, payment plan, gallery, location and lead-form sections; listings link to projects and survive a project’s deletion.

Agents and branches

Agent page and portfolio, branch structure, portfolio-scoped permissions. First-response time per agent in reports.

Leads

Detail form, phone and WhatsApp clicks in one table; bot protection and a 30-minute duplicate-click guard.

Buyer matching

Deal type, property type, location and budget exclude; rooms, area and features lower the score. Matches under 60 are dropped; re-runs on every save.

Portals

Panel-configured XML feeds (pull + publish) and REST push. Term-mapping table, sync log, unchanged listings left alone.

Listing import

Draft listing from a page via JSON-LD, OpenGraph and site profiles. sahibinden, hepsiemlak, emlakjet, remax; a browser extension for blocked sites.

Prices and currency

TRY, USD, EUR, GBP; sorting and filtering on a normalised price. Rates refresh nightly.

Reports

Listing and agent tabs: views, leads, conversion, sold, pending. Alerts for listings that are viewed but never contacted.

Deliberate limits

These are decisions, not gaps: no portal-specific drivers — two generic drivers (XML feed, REST push) are configured from the panel, so a portal contract change means a setting, not code. Favourites are not stored server-side; visitors are not members. Budgets are never stretched automatically; “a bit over is fine” is the agent’s call. Scheduled listings are not auto-published; publishing is a separate permission, while expiring listings is safe and done.
